Rustico (Tuscany)

The House:

This house, with 100 m² of living space offers pure relaxation and nature in the beautiful Maremma. You'll stay in a natural stone house, renovated and extended in Tuscan style, set on a 70,000 m² property. From the house and the 40 m² terrace, you look out over a lushly wooded valley and, in good weather, all the way to the Mediterranean. The clean sandy beaches of Follonica are a 30-minute drive away.

Right next to the house awaits a 10 x 4m pool with low-chlorine saline water, making it gentle and allergy-friendly. There's also an outdoor shower on the terrace.

The furnishings of the holiday home are kept in Tuscan style. Beautiful wood-beamed ceilings create a cosy atmosphere. Wooden lattice windows open up views of the wonderful landscape. Thanks to the house's southern orientation, the rooms are bright and welcoming.

Upstairs is a bedroom with a double bed (1.80m wide). Next to it is the second bedroom with two single beds (90cm wide each), a washbasin and an open fireplace. This room can also be reached via an outside staircase. The terrace leads to the guest house. This third bedroom has a double bed (1.80m wide) and a washbasin.

The ground floor of the house has a living room with a flat-screen TV and open fireplace. The custom-built chestnut wood kitchen has a dining area, induction hob, oven, dishwasher and a large refrigerator. The kitchen has a cellar beneath it, giving you plenty of storage space for supplies.

Next to the living room is a bathroom with shower and WC. A further open-air bathroom with shower and WC is located slightly above the house and can be reached via an outside staircase – here you shower practically in the middle of nature.

The spacious, partly covered terrace in front of the house is lined with fragrant herb bushes. Here you'll find plenty of space to eat, relax and play. A gas grill, parasols and sun loungers are provided. Further terraces and natural stone walls run alongside and behind the house.

The Location:

• The house is about 2.5km from the centre of Prata, in a secluded spot amid nature
• The picturesque hilltop village of Prata offers restaurants and small shops for daily needs
• Massa Marittima is about 15km away (with all types of shops)
• This is also where the beautiful freshwater lake Lago dell’Accesa is found (wonderful on the way back from the sea)
• The nearest seaside resort on the Mediterranean is Follonica (approx. 30km)
• Grosseto is about 60km away
• Siena is approx. 50km away, Florence approx. 120km

The house is accessible via a dirt track. For this, we provide you with a 4-wheel-drive SUV free of charge (VW Tiguan or BMW X1, both automatic). Driving up with a regular car is generally possible too. However, especially after heavy rain in spring and autumn, four-wheel drive has proven useful. You can park your car at the Jägerheim next to the village sports field (in 30 years there have never been any problems). Please use our SUV only for the route between the sports field and the holiday home.
