Villa with Pool (Tuscany)

The House:

This house, with 120 m² of living space, offers pure relaxation and nature in the beautiful Maremma. You'll stay in a natural stone house built in Tuscan style in 2017, set on a 70,000 m² property (unfenced). From the house you look out over a lushly wooded valley all the way to the island of Elba. On clear days the Mediterranean sparkles in between. The child-friendly sandy beaches of Follonica are a 30-minute drive away.

The 10x4m pool is also newly built, heatable, and offers a wonderful view. The pool contains low-chlorine saline water, making it allergy-friendly. From the 60 m² terrace at the house (of which 25 m² is covered) you can jump straight into the water.

From the terrace you enter the dining area of the spacious kitchen inside the house. It is very well equipped, with a refrigerator with small freezer compartment, stove with oven, dishwasher, microwave, kettle, coffee maker and toaster. A gas grill awaits you on the terrace.

In the living room, a fireplace provides cosiness. Of course, there's also a TV here, which receives German channels via satellite. The bathroom has a shower and bathtub.

The beds in the two ground-floor bedrooms are each 1.80m wide. Upstairs you'll find two further beds, each 1.40m wide. One is on the gallery, the other in a room with a pronounced sloped ceiling (suitable as a children's room). Another room with a sloped ceiling is used as an office and storage room. There is also a small bathroom upstairs with toilet and bathtub under the sloped ceiling.

The furnishings of the holiday home are kept in Tuscan style. Beautiful wood-beamed ceilings create a cosy atmosphere. Wooden lattice windows open up views of the wonderful landscape. Thanks to the house's southern orientation, the rooms are bright and welcoming.

Located below the medieval village of Prata in the Maremma, the house is a refuge for nature lovers wanting to relax amid olive groves and forests. With no neighbours within earshot or sight, you can enjoy absolute silence and unwind undisturbed by everyday hustle and bustle.

 The Location:

• The house is about 2.5km from the centre of Prata, in a completely secluded spot amid nature
• The picturesque hilltop village of Prata offers restaurants and small shops for daily needs
• Massa Marittima is about 15km away (with all types of shops)
• This is also where the beautiful freshwater lake Lago dell’Accesa is found (wonderful on the way back from the sea)
• The nearest seaside resort on the Mediterranean is Follonica (approx. 30km)
• Grosseto is about 60km away
• Siena is approx. 50km away, Florence approx. 120km

The house is accessible via a dirt track. For this, we provide you with a 4-wheel-drive SUV free of charge (VW Tiguan or BMW X1, both automatic). Driving up with a regular car is generally possible too. However, especially after heavy rain in spring and autumn, four-wheel drive has proven useful. You can park your car at the Jägerheim next to the village sports field (in 30 years there have never been any problems). Please use our SUV only for the route between the sports field and the holiday home.
